Best Place to Buy in the Turks and Caicos Islands

If you have decided that you simply cannot resist the urge to own a piece of paradise in the Turks and Caicos, your first decision will be where to buy. Although most visitors to the country visit Grand Turk via the cruise ships, most overnight stays are on Providenciales. Provo, is the home of Grace Bay Beach and the bulk of the hotels and villas in this island chain, so this is where we will concentrate our attention.

Leaning Towards a Condo?

If you are leaning towards a condo rather than a villa, than Grace Bay will likely be your top choice. Although not technically Grace Bay, I include the Bight area as well, as it is just a short walk down the beach. Grace Bay is where the highest concentration of condo-hotels are built on Provo, along one of the world’s best strips of beach. Although there are a few other great options not on Grace Bay, this is the premiere location for you and your investment in the TCI.

If your budget is restrictive, off the beach options exist which will not only give you quick access to Grace Bay, but also a price point that is a bit easier to manage.

Vacation Villas are Plentiful all over the Island

If a villa is more to your taste, a wide range of options become available to you all over the island. Likely the most popular location would be Leeward, on the east side Provo. Leeward has it all, marina, gated residential community, great beaches, and close proximity to the Grace Bay commercial area.

Another popular location is Long Bay on the south side of the island. Long Bay is a kite boarders dream, with steady winds, and shallow waters. This area is also perfect for families. Long Bay provides a more affordable option to Leeward or villas on the North side of Provo, with many different levels of affordability depending on how close to the beach you want to own.

The last area I will touch on is Chalk Sound. This residential area is very popular with buyers as it has some of the most beautiful waters in the TCI. This area is located on the south west side of the island, and is ideal for those who want to ‘get away from it all’. The location is not ideal for those who want to spend a lot of time shopping or experience a lot of the night life Provo has to offer, but it does have some of the best beaches in the country.

Other Island Options in TCI

As mentioned above, Grand Turk is the cruise ship port, and the second most populated island. Grand Turk is also the capital of the Turks and Caicos. The island is a much slower pace of life (if you can consider Provo to be fast paced), with much less options for home ownership currently on the market. That does not mean that building your own vacation villa is not an option.

Another location which has seen an uptick in buyers is North Caicos. This island is just a short ferry ride from Provo, and a stones throw from world famous Parrot Cay. You will pay much less to be on the North, with the same great beaches and water, but not the commercial options you have elsewhere.

Lastly, South Caicos is becoming another great option in the island chain. Sailrock has built a very impressive vacation destination on the island, with plenty of villa and condo options to choose from. Again, this is another quiet, out of the way destination, ideal for those who want to get away from it all.
